How We Began

Built from living here, not just working here

Canopyhome was founded in 2018 by a small team who had each spent years renting, relocating, and helping friends find homes in Chiang Mai. What we kept encountering โ€” for ourselves and for others โ€” was the gap between what was available online and what it actually felt like to live somewhere.

A listing might describe a property accurately. But it rarely tells you whether the light in the morning makes the kitchen feel warm, or whether the lane outside fills with motorbikes after seven. Those details matter, and they're the kind of knowledge you only build through time.

We started Canopyhome to close that gap. Our role is to translate genuine familiarity with Chiang Mai's neighborhoods into curated, honest guidance for people who are arriving, settling, or looking for a bit of ongoing support as tenants.

Today we work with a small roster of properties we trust, and we take on tenancy matching and stewardship clients with care โ€” prioritizing fit over volume.

Property Vetting

Every property in our portfolio is visited in person and assessed for structural condition, utilities, natural light, noise environment, and proximity to daily necessities before we accept it.

Transparent Agreements

Lease terms are reviewed carefully with tenants before signing. We clarify what is and isn't standard in Thai rental agreements so there are no surprises after move-in.

Privacy Commitment

Tenant and landlord information is handled with discretion. We do not share contact details between parties without consent, and we hold data in line with applicable privacy standards.

Bilingual Communication

All key correspondence with Thai-speaking landlords, building managers, and service providers is handled in Thai by our team, ensuring accurate communication throughout.

Follow-Through

We follow up after move-in. For stewardship clients, monthly check-ins are standard. Our involvement doesn't end when a key is handed over.

Professional Standards

Canopyhome operates in compliance with Thai real estate and agency regulations. Our practices are reviewed annually to reflect any changes in local property law.
