1. Definitions

In these Terms and Conditions, the following terms have the meanings given below:

  • "Service" refers to any of Canopyhome's rental advisory or stewardship offerings, including Cultural Quarter Rentals, Considered Lease Matching, and Home Stewardship.
  • "User" or "You" refers to any individual who contacts, engages, or uses Canopyhome's services.
  • "We", "Us", "Our" refers to Canopyhome, operating from 15/7 Ratchadamnoen Road, Tambon Sri Phum, Mueang, Chiang Mai 50200, Thailand.
  • "Agreement" means these Terms and Conditions, together with any written service arrangement between Canopyhome and a client.
  • "Property" means any rental accommodation presented, matched, or managed by Canopyhome on behalf of landlords or property owners.

2. Acceptance of Terms

By submitting an enquiry through our website, engaging our services, or entering into a service arrangement with us, you confirm that you have read and agree to these Terms. You must be 18 years of age or older and have the legal capacity to enter into a binding agreement. If you are enquiring on behalf of another person, you confirm you have authority to bind them to these Terms.

3. Service Description

Canopyhome provides rental advisory, property matching, and tenancy stewardship services in Chiang Mai, Thailand. Our role is that of an intermediary and adviser — we do not own the properties we present and are not a party to any lease agreement between tenant and landlord. Service availability is subject to property availability and operational capacity.

Services are provided primarily in Chiang Mai's Mueang district. Coverage in other areas may be available on request but is not guaranteed.

4. User Responsibilities

When engaging our services, you agree to provide accurate and complete information about your requirements, timeline, and personal circumstances as they affect the rental search. You agree to treat our team and any property owners, landlords, or third parties involved with respect and in good faith.

Prohibited conduct includes: providing false information to obtain a property or service; using our service to gather information about properties or landlords without genuine rental intent; sharing confidential property details obtained through our service without our written consent.

5. Intellectual Property

All content on our website — including text, images, layout, and branding — is the property of Canopyhome or used under licence. You may not reproduce, redistribute, or use this content commercially without our written permission. Your use of our website grants you a limited, non-exclusive, non-transferable licence to view content for personal, non-commercial purposes only.

6. Payment Terms

Service fees are quoted in Thai Baht (฿) and are payable as agreed in your service arrangement. Fees for Considered Lease Matching are due upon commencement of the active search phase. Home Stewardship fees are invoiced monthly in advance. Payments that are overdue by more than 14 days may result in the suspension of service until the balance is settled.

Refunds

Lease Matching fees are non-refundable once the active search phase has begun. Home Stewardship may be cancelled with 14 days' notice; no partial-month refunds are issued. Cultural Quarter Rental fees follow the terms set out in the individual rental agreement for the property.

7. Service-Specific Terms

Cultural Quarter Rentals

Short-term rental arrangements are governed by a separate rental agreement specific to each property. Canopyhome facilitates the arrangement but is not the landlord. The minimum stay is two weeks. Extensions are subject to property availability.

Considered Lease Matching

The search service begins with an initial consultation and proceeds at a pace agreed between Canopyhome and the client. We do not guarantee that a suitable property will be found within any specific timeframe, though we will make reasonable efforts. Canopyhome's involvement ends at the point of lease signing and initial move-in, unless Home Stewardship is also engaged.

Home Stewardship

Stewardship is a month-to-month service that may be cancelled by either party with 14 days' written notice. The service covers liaison, coordination, and communication support — it does not include payment of bills on behalf of the client, legal advice, or the cost of any repairs or maintenance work arranged.

8. Disclaimers

Canopyhome provides its services in good faith, drawing on local knowledge and established property relationships. However, we do not warrant that any property will meet your requirements, that landlords will fulfil all obligations under a lease, or that any specific outcome will result from the engagement of our services. All recommendations are based on information available to us at the time and may not reflect subsequent changes to a property or its surroundings.

Nothing in these Terms constitutes legal advice. For matters requiring legal guidance, you should consult a qualified Thai legal practitioner.

9. Limitation of Liability

To the extent permitted by Thai law, Canopyhome's total liability to you in connection with any service shall not exceed the fees paid to us for that service in the three months preceding the claim. We are not liable for indirect, consequential, or incidental losses, including loss of income or opportunity, arising from your use of our services or from tenancy arrangements facilitated by us.

We are not liable for the actions, omissions, or failures of landlords, property owners, tradespeople, or other third parties involved in your tenancy.

10. Termination

Either party may terminate a service arrangement with reasonable written notice as specified in the relevant service terms. Canopyhome reserves the right to decline or discontinue service if a client acts in breach of these Terms or in a manner that is harmful to our team, landlords, or third parties. Upon termination, any unpaid fees for services rendered remain due.

11. Dispute Resolution

These Terms are governed by the laws of the Kingdom of Thailand. In the event of a dispute, both parties agree to first attempt resolution through good-faith discussion. If a dispute cannot be resolved informally within 30 days, it shall be referred to the competent courts of Chiang Mai Province, Thailand.

12. Changes to These Terms

We may update these Terms from time to time. The date at the top of this page reflects the most recent revision. Continuing to use our services after an update constitutes acceptance of the revised Terms. We recommend reviewing this page periodically.
